Trash Collection & Bulk Pickup

Kingsview-Ridge Trash Collection:

Due to skyrocketing costs, the Kingsview-Ridge Board of Directors have contracted with Ecology Refuse Services for trash collection starting Wednesday, February 2, 2022. The change in provider will affect the days for trash collection.

Trash will now be collected on Wednesdays and Saturdays.
*Recycling will continue to be collected on Wednesdays by Montgomery County.

NOTE: If trash collection falls on a holiday (New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, or any other holiday the refuse transfer station is closed), collection will be on the next SCHEDULED collection day.

Proper disposal of waste is an important part of keeping our community clean and beautiful. Listed below are helpful reminders regarding trash and recycling:

  1. Trash and recycling containers must be stored out of public view except on collection days.
  2. Hard plastic or metal trash bins with lids that secure or heavy duty “construction style” plastic bags that are tightly secured are the only approved containers for use. White kitchen style trash bags are expressly prohibited for placement at the curb.
  3. Place trash out for collection the evening prior to trash collection day or before 7:00 a.m. the day of collection.

Note: Please do not leave your trash in those white kitchen bags. The animals get into those and it makes a big mess. Thank you for your cooperation.

Bulk Pickup

Our Waste Management company, Ecology Services Companies, will do bulk pickup. For bulk pickup, the individual homeowners need to call Ecology at 301-362-6700 to schedule a bulk pick-up and the homeowner will be charged directly.

Montgomery County residents may recycle their Christmas trees from December 26th through the first Friday of February by placing the entire tree at the curb by 7am on their regular recycling collection day. Please make sure to remove all decorations and tinsel and do NOT place tree inside a plastic bag.

County officials are advising against traditional door-to-door trick-or-treating because of the “challenge of maintaining proper physical distancing on porches and at front doors.” They are also advising against participating in activities where food is shared, such as “trunk-or-treating”—which involves children going car-to-car for treats instead of door-to-door.

COVID Message and CDC Guidelines

Dear Residents,

The Board of Directors (Board) for the Kingsview Ridge Community Association (Association), in consultation with Vanguard Management, the association’s attorney, insurance provider, and other business partners, has been planning for contingencies that may arise in the community as a result of the spread of COVID-19.

Below is a brief summary of adjustments made to the Association’s operations until further notice. These plans have been made in response to CDC recommendations and the Stay Home Order issued by Maryland State Governor Larry Hogan on March 30, 2020. All are subject to change based on CDC guidance, advice from our professional partners, and mandates from the State and Federal governments.

Essential Services. As of 5:00 PM on Monday, March 23, 2020, Governor Hogan has mandated that all non-essential business close. Essential community services that will continue include grounds maintenance, trash
removal, and general community maintenance.

Meetings. The Association has cancelled or postponed any nonessential meetings until further notice.

Management. Vanguard Management remains steadfast in our commitment to quality customer service. Although our physical offices are closed, we have implemented a business plan to allow us to minimize disruptions to normal
operations and minimize the impact on the residents of Kingsview Ridge. Your Community Management team will continue to be available, during normal business hours, by phone or email. At this time, we are not able to conduct
our regularly scheduled inspections of the common elements, so please forward any concerns related to the Association’s common areas to Management at nkeen@vanguardmgt.com.

Social distancing. The Association urges all homeowners to monitor the social distancing recommendations and mandates imposed by local, state and Federal authorities. The latest COVID-19 response information for the State of
Maryland can be found by visiting https://governor.maryland.gov/coronavirus/.

Reasonable Accommodations. The Association is prepared, as appropriate, to reasonably accommodate owners who may be impacted by the current climate by postponing violation hearings, extending deadlines on Architectural
Applications, or granting payment extensions, if appropriate. If you have been adversely impacted by the COVID-19 outbreak and feel that you may need a reasonable accommodation, please email your request to nkeen@vanguardmgt.com or all other requests.

The Association has not made any of the decisions mentioned above lightly. These actions are being taken to promote the health and welfare of the residents of this community. Our continuing goal is to keep residents informed of all relevant developments and how they affect Association operations.

It is also incumbent upon residents to take this situation seriously and do their part to minimize the spread of the virus.

The Association highly encourages all residents to review CDC guidelines and stay informed on updates from the CDC, state and local governments, and the World Health Organization.

Please be advised that snow plow services are rendered by the COUNTY for all the single family home streets. The only streets plowed by our Homeowners Association are those in the townhouse/condominium communities.

Pet owners are reminded that they should walk their pets AWAY from neighbors’ homes, playground areas and high traffic areas. Deposits of “poop” around the common areas and on neighbor’s property has become a significant nuisance. PETS SHOULD BE ON A LEASH WHEN ON KINGSVIEW RIDGE PROPERTY. IT’S NOT ONLY AN ASSOCIATION RULE, BUT COUNTY LAW! The Association covenants say that pets should not be a source of annoyance or nuisance to the neighborhood or other members. Pet owners should always “pick-up” after their pet.

Let’s face it, this is not only the law, but a sign of a considerate pet owner/neighbor. Please be aware that, failure to follow the proper rules concerning your pet could result in a monetary fine being imposed or action being taken to remove the pet from the community! See more info here.

How to pay Association/Condominium Assessments

Homeowners may pay their Association/Condominium assessments in one of the following ways:

  • Mail your payment, with the coupon(s) provided and in the envelope provided to the address on the coupon which is the “lockbox” address for your community.
  • Visit the web site for Alliance Association Financial Services (AAFS)* and pay your assessments by:
    • E-check. NOTE: Payments may take several days to process and be posted to your account. All payments should be submitted at least four (4) business days before the due date indicated on your invoice or coupon to avoid late charges.
    • Credit Card. NOTE: This credit card payment system is provided for your convenience by a third (3rd) party vendor. A fee of $19.95 will be charged for each assessment payment made using the credit card payment system. The system accepts American Express, Visa, Master Card and Discover Card.
      Please note that Vanguard Management Associates, Inc. does not monitor third-party websites, does not endorse, and is not responsible for, the content, security, or products and services offered on other websites.
  • Direct Debit. You must enroll in the direct debit program by completing and submitting the Direct/Automatic Debit Payment Authorization (CLICK HERE) and allowing the proper amount of time per the agreement for the process to commence. You must have a zero (-0-) balance on your account to enroll in Direct Debit.

*Note – Effective October 1, 2010, banking services to our association will be with Alliance Association Financial Services (AAFS)*.
